Buying a home in a development is normally a straightforward process, while buying vacant land and homes on acreage can be a completely different experience. Land has a lot of “romance.” Northern Idaho is very diverse and often a 20-minute drive can be a
vastly different environment. We have excellent homes on acreage and vacant land in all areas, but the most important thing is finding the environment you love. We don’t want you to leave such an important thing to chance. It does not take us long with some
good conversations to help you find the right property or home.
There are many moving parts in a normal transaction, but land is even more complex. For the seller, we have the experience, technology, equipment, and video skills to prepare your home or land for the market. We have the systems and people in place to advertise extensively and get you the most money possible in the shortest amount of time with the least amount of stress. We help you prepare the sale by locating property corners and boundaries, gathering well reports, septic reports, and advise you along the way to make sure all bases are covered.
On the buyer’s end, we know how to work through easements, questions about power, wells in the area, or developing natural springs. We understand how to walk-through perc testing for septic, and we don’t ever have to worry about finding someone to dig test holes because we have our own excavator. We understand water rights, timber, and mineral rights. We know how to help locate the nearest rock sources for building roads. Again, we don’t want to leave things up to chance when you are buying your home on acreage or vacant land. You need a specialist to help you through the process and make sure all the boxes are checked so you don’t get to the end and find out what you had intended to use the property for isn’t even allowed or even possible.
